Financial Appraisal

Our initial chat and appraisal of your financial situation will allow us to understand what you want to achieve, and we will be able to let you know whats possible. Whether you need to start quickly, or you are just trying to figure out how much you can borrow, it all starts with getting all the information together and assessing it for you – FREE OF CHARGE!

Decision in Principle

Once we have understood your case, we will recommend a lender and a potential product for your house purchase. Once we have explained our choice, we will get your permission to approach the lender to get a Decision in Principle.

COVID Support and Mortgage Holidays

COVID has been difficult for us all. Many people have opted for payment holidays, while some will be struggling to try and make regular payments, sacrificing luxuries and tightening belts.

Lenders are now being receptive to the situations everyone has encountered during the pandemic, so even if you think you may have no options, there may be solutions to get you back on track and even save a few pounds.

Frequently Asked Questions

Questions are good.. We like them!

But if you are looking for some swift answers, here are what we get asked the most!

How much can I borrow for a First Time Buyer mortgage?

This is a key question for many as they assess the type of home they can afford. Obviously, it all depends on individual circumstance. Your finances will be considered in terms of incomings and outgoings to work out what size of a mortgage you could afford to borrow. Other aspects such as the size of your deposit are also an influential factor.  learn more

What kinds of First Time Buyer Mortgages deals are available?

The Government’s Help to Buy Scheme allows minimum deposit of just 5% with no interest to be paid for five years. When using Help to Buy, the Government will lend up to 20% of the property value in England and Wales, 40% in London, or 15% in Scotland. You then take out a mortgage on the rest of the property’s value (so, if your deposit was 5% and your equity loan was 20%, you’d take out a 75% mortgage). It means you are able to secure a mortgage on a property without having an uphill struggle getting a large deposit together. We will consider this as an option along with all other deals available to you based on your specific situation.  learn more

I’m moving house. Can I secure a better house purchase mortgage deal?

In short, yes you may be able to. The current mortgage climate is very aggressive and this can lead to some attractive offers for prospective lenders. Always factor in any arrangement fees or other costs, so that the headline figure remains attractive. Also keep in mind is any penalties involved with exiting your current mortgage deal earlier than anticipated. Even if you aren’t moving, it may be worth speaking to us if your deal is nearly up, and especially if you haven’t switched your deal for some time.  learn more

Are there any potential pitfalls when I move house and move my mortgage?

If you are downsizing there should be no issue, as you’re not borrowing more money. However, if it’s a move up in property size and you’re applying for a new mortgage, you can incur further credit checks, and the criteria may have changed since you last went through the process, so prepare yourself for further financial scrutiny. We can advise you on the likely routes and will always make sure we find the most appropriate deal for you, whatever your situation.  learn more
